Decluttering is a free investment -- divide your items into piles: donate, sell or trash.
2. Paint
Painting is a worthwhile investment especially if the property has flashy colors (yellows, reds) or dark and outdated colors. Opt for a beautiful white paint (see my favorites here). This will make the space appear larger and give a clean look. It is one of the most significant changes that you can make to a space.
3. Furniture/accessory rental
There are several companies that offer furniture/accessory rental. Using furniture and accessory rental to stage your home is a great way of adding that finishing touch. Make sure you get the right stuff, though; not just any old thing will do! Take into consideration the size and style of the space.
4. Remove personal items
Any personal items should go into storage. This will help potential buyers to visualize themselves in your home and make it easier for them to do so if they don’t have pictures of you or other family members on display. You’ll also want to remove any collectibles, diplomas, and paperwork.
5. Use light colors to update your space
Small changes such as swapping out heavy curtains for a white soft linen ones one can go a long way in creating a beautiful inviting space. Change up bedding to light and neutral colors. This creates and warm and cozy atmosphere that potential buyers will love!
6. Deep clean
Before you start the home staging process, take some time to deep clean your place. If necessary use the services of an expert cleaner so that everything can be properly taken care of and look its very best when potential buyers come through. Pay extra attention to windows, mirrors, and appliances.
7. Lighting
When it comes to making your home feel like a warm and welcoming place, one of the key elements is great lighting. Make sure each space has appropriate lighting: task, ambient and accent. Change any burnt out light bulbs. Lighting should be on the warmer side. Avoid harsh white or fluorescent lighting.
8. Reduce the amount of furniture
A room that has too much furniture feels smaller than it actually is. You want potential customers to be able access all features - like fireplaces or built-in bookshelves. Removing excess furniture is a great way to make your home look bigger and more spacious.
9. Accessorize in odd numbers
When it comes down to eye-pleasing accessorizing, odd numbers are preferable. Opt for groups of 3 or 5 as oppose to 4 or 2. Be sure to vary heights/widths within the group so there’s a mix of tall and small items.
10. Hire a professional
When it comes to selling your home, don't settle for anything less than the best. Hiring a professional stager will give you that extra edge in making sure potential buyers are impressed by what they see when walking through and seeing all of those beautiful spaces!
